Taplow is within Buckinghamshire Council's area, a single unitary authority with its own building control team, so one body answers for planning and for inspections. Farnborough is 23.7 road miles away, and each survey is booked as a set visit that covers every slope, gutter and chimney, with measurements, so that nothing in the written findings rests on a guess.

VAT on a roof invoice

GOV.UK gives the standard rate of VAT as 20 per cent, so a roof repair or re-roof for a homeowner normally carries 20 per cent. It is worth asking any roofer whether the figure you are given includes it, because a quote that leaves it out reads lower than the bill will be. The same goes for the scaffold and the removal of waste: ask whether each is inside the total, since a lower headline figure can hide items that a fuller one has already counted.

The domestic reverse charge moves VAT accounting between VAT-registered businesses in the Construction Industry Scheme, and it never reaches a homeowner paying a roofer, so it will not appear on your bill. If a roofer mentions it, ask why.

When the rate is zero

HMRC's Notice 708/6 sets a zero rate for the installation of energy-saving materials between 1 May 2023 and 31 March 2027, with the reduced rate of 5 per cent from 1 April 2027. That treatment is for qualifying energy-saving installations, and it is not a blanket reduction on roof repairs, so a repair is charged at the standard rate. Where a re-roof includes qualifying insulation we state it on the quote, and the survey records the existing build-up so the claim rests on a measured roof.

Approved Document L adds a technical side. A renovated roof worse than 0.35 W/(m²·K) is upgraded to 0.16, and if the 0.16 target cannot be reached in practice, or would not repay within 15 years, the best feasible standard is used instead. Building control is where that is checked, and the 2026 edition of the document, in force from 24 March 2027, renumbers the tables as 3.2 and 3.3. We tell you at the survey which route your job takes.

Gravel pits, loam and the rising ground

The Victoria County History's 1925 account puts the village about three-quarters of a mile north-west of Taplow station on the Great Western main line, and calls many of its houses modern. It describes soil of loam over chalk and gravel, with gravel worked in pits near the station. The land rises from about 72 ft by the Thames to 296 ft in the grounds of Cliveden. The 2021 Census counted 2,390 usual residents in the parish.

Living on a slope

Rising ground changes the practical side of a roof job. A street that climbs may leave a house frontage on a cross-slope, and scaffold standing on the footway then has to be levelled and tied with care. Gutters on a sloping terrace are checked for how water leaves each house and joins the next, because a downpipe above a neighbour's roof is a shared concern. We record both on the survey, and where a roof drains onto another property we tell you plainly.

Ground conditions differ across a village that climbs from loam and gravel to chalk, so a scaffolder checks that each base is firm before poles go up. Gravel and chalk drain well, but they do nothing for a leaking valley. Leaks start at a roof's weak point wherever the house sits, so the survey looks at flashings, valleys, ridges and verges, and then at the underlay and battens that a slipped tile exposes. Our pitched roofing page explains how a damaged slope is repaired.

For lead near the chimneys and valleys of brick buildings with stone dressings, MyJobQuote's figures are a useful guide: chimney leadwork between £350 and £920, depending on the scaffold, and around £540 for most full roof valley replacements. These are typical UK ranges and not our prices. Our own written price follows the survey, and reflects the lead code, the length and the access.

Red brick, stone dressings and an old mound

Taplow Court, partly rebuilt in the 18th century and restored in the mid 19th, was described in 1925 as an imposing mansion of red brick with stone dressings in the Tudor style. Brick buildings with stone dressings have parapets, copings and valley gutters whose lead needs care. An Anglo-Saxon burial mound in the old churchyard near the court was excavated in 1883 and yielded weapons, drinking horns and jewellery now in the British Museum. The village has plenty of history above ground, and our job is to keep its roofs sound without disturbing any of it, which starts with looking closely and writing down what we see.

Buckinghamshire Council lists two conservation areas here, Taplow Village and Taplow Riverside, each with its own character appraisal and map. For a change that shows from the street, ask Buckinghamshire Council's planning officers first. They also confirm whether any Article 4 direction touches your address. Our planning permission for roof work guide explains how to ask.

The listed buildings

Historic England lists the Church of St Nicholas at Grade II, first listed on 23 September 1955, and records 27 listed buildings within 500 m of the village centre. Church Cottages and the Dairy at Taplow Court are Grade II, and so are the four urns in the garden to the east and north of the court, first listed on 26 April 1985. Church roof approvals vary with the building's denomination and use, so the parish is the first call for anything on St Nicholas. Works that alter a listed cottage's character call for listed building consent.

Moss and biocides

Older tiled roofs in a damp valley gather moss, and the temptation is to wash it off. Marley says powerful jet washes are not recommended on tile or slate, since the force can scar the faces and cut a covering's expected life. The Health and Safety Executive says professional-only biocides must stay out of the public's hands. So moss removal is a job to price after a survey, and the tiles are checked for damage once they are clean.

Moss and tile condition
Moss, tile faces and gutters are photographed before cleaning or repair is priced.

Moss often ends up in the gutters. Which? gives a typical UK range of £75-£350 before VAT for a full gutter clear-out, front and rear. Debris is cleared first and the roof is checked afterwards, so the work is done in the right order.

Some owners buy a survey on its own, before a sale or a consent application. A published guide puts the average roof survey at around £300. Our survey opens every job, and its findings, photographs and measurements are yours to keep and to show anyone, council officers included.

Where moss has lifted tiles or blocked a gutter, a repair may be needed as well as cleaning. Our roof cleaning and moss removal page explains what each approach involves and when a covering is better replaced.

VAT, moss and the church: Taplow roof questions

Does the quote for a Taplow roof include VAT?

It should say, and if it does not, ask. For a repair the rate is the standard 20 per cent. A zero rate belongs to qualifying energy-saving installations only and ends on 31 March 2027, while the domestic reverse charge never reaches a homeowner. Our quote makes clear whether VAT and the scaffold sit inside the one total, so you never have to guess.

How should moss be cleared from a Taplow roof?

Marley says powerful jet washes are not recommended on tile or slate, because they can shorten a covering's life. Professional-only biocides are for professionals, and a householder should leave them alone. So moss removal is priced after a survey, and the roof is checked for lifted tiles and blocked gutters once it is clean, with photographs for you.

Which route covers roof work on St Nicholas Church in Taplow?

St Nicholas has a Grade II listing, and the approval route turns on who owns and uses it. If St Nicholas serves an Anglican congregation, the faculty system applies. Other denominations run systems of their own, and some buildings need listed building consent instead. Ask the parish before any work is planned, and have the answer in writing.

What does Grade II listing mean for the Church Cottages roofs in Taplow?

Alterations to the character of a listed cottage need listed building consent from Buckinghamshire Council, which is separate from Building Regulations. A like-for-like repair is judged on how closely it matches what is there, so we record the tiles, ridge and verges before any plan is made.
