Tell us about the roof and we will come and look

A quote starts with a conversation about what you can see, then a visit to look at the roof properly. Here is what to send and what comes back.

What to send

Describe the roof and where it is

The form on this page needs only a few details, and the more specific you are, the quicker the first conversation goes. Useful things to include are listed here.

  • The address or postcode. We cover Farnborough and the towns and villages within about 30 road miles, and the postcode tells us which council and building control body apply.
  • What you have noticed. A stain on a ceiling, a slipped tile in the drive, water running down a wall or a gutter that overflows all point us towards different parts of the roof.
  • The type of roof. Pitched with tiles or slates, a flat garage or extension roof, or a mix. If you are unsure, say what it looks like.
  • Whether water is coming in now. If it is, say so first and we will deal with making it safe before anything else.
  • A photograph from the ground, if you have one. It does not need to be good. It helps us arrive with the right equipment.

You can also call 01252 596302 or send a message on WhatsApp if you would rather talk it through.

The survey

What we do when we visit

A quote that is guessed from a phone call has to leave room for surprises. A quote that follows a survey does not, which is why we visit. We look at the covering from a safe position, check the gutters and the roofline, and examine the flashings, which are the metal or lead sheets that close the gap between roof and masonry at walls and chimneys. Where it is safe to do so, we look underneath at the timbers and the underlay.

Each finding is photographed and measured. You see every image, we explain what it shows, and we tell you plainly whether the answer is a repair, a partial replacement or a full re-roof. A repair is often the right answer, and we would rather say so than quote for work the roof does not need.

On a flat roof we study the membrane, the slope towards the drains and the drain outlets themselves. For older and listed houses we also talk about materials and consent, because the right covering and the right permissions need settling before a price makes sense.

The price

What you receive afterwards

After the survey you get the findings and one total price, in writing. The price covers the whole job, so there is no list to decode and no extras to add up. If something in the plan changes, such as the scaffolding arrangement or the choice of covering, we update the single figure and tell you why.

Prices are good and fair, and you are free to compare them. Citizens Advice advises asking at least 3 different traders for written quotes, and our costs page shows the typical UK ranges from named cost guides which helps you judge where a figure sits. When you compare, check that each quote states whether VAT and scaffolding are included.

Your rights

Time to think, and a cooling-off period

There is no pressure to decide on the day. Take the written price away, read it and ask questions.

Signing the contract at your kitchen table after a survey makes it an off-premises contract, and the law then gives you a cancellation period of 14 days to change your mind without giving a reason. The exception is an urgent repair: where you have specifically asked the trader to visit for that purpose, the right to cancel falls away. Citizens Advice runs a consumer helpline on 0808 223 1133 if you want independent advice before signing anything with any trader.

Urgent problems

If the roof is leaking now

Say so at the start. Water coming through is dealt with first, by making the roof safe, and the larger choice between repair and replacement follows later. While you wait, move belongings away from the wet area, put a bucket under the drip, and take photographs of the damage and the ceiling. If the damage may be an insurance matter, tell your insurer first and keep the photographs and receipts, and read your policy's own definition of storm damage.

Who it suits

Homes, landlords and commercial owners

The process is the same for a homeowner with a single leak, a landlord who needs a record of the work, and the owner of a shop or industrial unit. Tell us who the roof belongs to and who will be at the property for the visit, and mention any access issue such as a locked side gate, a shared drive or a tenant who needs notice.

For buyers and sellers, a survey that has flagged the roof is a good place to start. Send us the relevant wording from the report along with the address, and we will inspect whatever the report describes and tell you whether it matches what we find.
