Roofs on the old Bath road above the Kennet valley
Theale lies on the old Bath road above the Kennet valley, close to a Grade I church and four conservation areas. We survey each roof closely.

In 1923 the county history found the houses lining the main road almost entirely modern.

A pair of mid-17th-century half-timbered cottages, once an inn, had tile-hung gables and a tiled roof.

Holy Trinity is listed Grade I, and 27 listed buildings stand within 500 m of the centre.

Theale, the Kennet valley record
How West Berkshire's shared building control service and the Kennet valley flood map frame a Theale roof job, what conservatory roofs involve, and what the village's records and listings mean for a repair.

Theale falls under West Berkshire Council, a unitary authority, and its building control is supplied by Building Control Solutions, known as BCS. In its own words BCS is a Berkshire local authority building control service run as a collaborative partnership of the West Berkshire and Wokingham councils, so one team covers both areas. Theale is 23.9 road miles from Farnborough, so we fix a time for the survey, choose a day when a ladder is safe, and record each slope, gutter and chimney in pictures and measurements, with every finding explained to you in plain words. The Environment Agency's map puts Flood Zone 2 within about 250 m of the village centre, which relates to land and not to anything overhead.
Plenty of roofing questions in a main-road village start at the back of the house, with a conservatory. The Planning Portal's guidance is blunt: whatever the roof is replaced with must meet building regulations, so that the structure is safe, the energy performance is sound and the ventilation is proper. Swapping a polycarbonate roof for a solid one therefore involves building control, and it also puts more weight on a frame designed for something lighter, so the frame has to be checked first.
The old roof's lifespan depends on whom you ask. HomeBuilding gives polycarbonate a typical life of 10 years, and The Eco Experts say about 10 to 15, so a roof that has gone cloudy or brittle may simply have reached the end of its range. For cost, MyJobQuote gives a conservatory roof replacement between £3,200 and £6,000, and The Eco Experts between £2,300 and £6,000. Both are national guides and say little about a particular Theale roof, so our total, given after the survey, follows from your frame, your span and the access.
Our method is the same as on any roof. We record the frame, the glazing bars, the seals and the gutters, measure the span, and say whether the frame will carry a heavier covering. Our conservatory roofs page sets out the options. Poles standing on a public road call for a highway licence, and who files it is a question for the scaffolder before any dates are fixed, since the paperwork takes time.

Theale in dates and figures from the record
The Victoria County History's 1923 account of Tilehurst explains where Theale began. It was a tithing of Tilehurst, a unit of local administration, until it was made a parish, for church purposes in 1832 and for civil purposes in 1894. The 2021 Census counted 3,053 usual residents. The same account says finds in the parish point to successive British, Romano-British and Saxon settlement, including a Bronze Age drinking cup, so people have lived beside this stretch of the Kennet for a very long time.
In 1923 the county history found the houses lining the main road almost entirely modern, apart from a pair of mid-17th-century half-timbered cottages, once an inn, with tile-hung gables and a tiled roof, which had by then been demolished. A house called modern in 1923 is now over a hundred years old, and its roof has had repairs of every sort. So we expect patched ridges, mixed tiles and tired flashings, and we write down what each roof actually carries instead of assuming one covering from end to end.
That matters along a long road. Neighbouring houses were built at different times by different hands, so pitch, underlay and gutter fixing can differ from door to door. What cured a fault next door may not suit yours. The survey records each roof on its own, and the price follows that record.
HomeBuilding gives clay tile 60-80 years and plain concrete 40-50 years as typical lives, which are published ranges and no promise for any single roof. Whatever the covering, the small parts tire first: lead flashings, mortar-bedded ridges, valley linings and gutter joints. Our pitched roofing page explains how each is judged, and our gutters, soffits and fascias page covers the roofline, where many Theale leaks begin once a downpipe or a joint has failed.
Parish status
Gutter falls are a good example of a small thing with large effects. Gutters want a slope of 1 mm over each 600 mm, according to Brett Martin, and a section that has dipped past that lets water stand against the wall and the fascia. We check the fall with a level instead of by eye, so you see the reading.
Chapter 03 of 03
| Designation | At Theale | For roof work |
|---|---|---|
| Conservation areas | Holy Trinity, The Lamb, High Street and Blossom Lane, Sheffield Bridge | Changes to the look checked with West Berkshire |
| Grade I listed | Church of the Holy Trinity (NHLE 1288225) | Route depends on denomination |
| Grade II listed | 1 and 3 Church Street (NHLE 1215144) | Listed building consent |
| Grade II listed | 1 High Street (NHLE 1288227) | Listed building consent |
| National Landscape | North Wessex Downs, partly: 7 per cent of the 1.5 km area | Ask the planning team about dormers |
In the national dataset the Holy Trinity, Theale conservation area lies within about 0.75 km of the centre, and that query also reaches The Lamb and Theale High Street and Blossom Lane, with Sheffield Bridge also named. West Berkshire's own map settles whether your house is inside one. Anything visible from the carriageway, say a different covering or a new roof window on the front pitch, should reach the council's planners before it reaches a quote. Our planning permission for roof work guide covers what to ask.
The Church of the Holy Trinity carries Grade I, the top tier, in Historic England's list, dated 14 April 1967. The route for any roof work there turns on the church's denomination and use, which the parish is best placed to confirm: faculty, a denominational system or listed building consent. Church Street and the High Street also hold Grade II houses, for which the council's consent is the route whenever works would alter their character.
The North Wessex Downs National Landscape, the designation that replaced the AONB label, touches the ground around Theale. The centre point lies outside the designation, but 7 per cent of the ground within 1.5 km is inside it, so a house on that edge can meet different planning rules, and a loft dormer or extension merits a word with the council before drawings are made.

Whatever the designation, we work the same way. Covering, ridge, verges and lead all go into photographs ahead of any price, and the set is kept in the survey file, so a conservation officer or a neighbour can see exactly what stood there before work began. That record also helps the next owner, who inherits the roof and its history together.
Urgent work is a different case. MyJobQuote puts the average roof repair at around £650 in 2026, emergency call-outs at typically £150 to £300, and extensive storm repairs at £1,200 or more. Treat these as national benchmarks; the true cost of any job depends on access and extent. Stopping the water comes first, and then we explain what a lasting repair needs, so nothing urgent is decided in a hurry.
HomeBuilding gives a typical life of 10 years and The Eco Experts say about 10 to 15, so the guides differ. A roof that has turned cloudy or brittle may be near the end of that range. Glazing bars, seals and frame are all checked, and we tell you whether a repair or replacement is the better buy for your house.
No. Flood zones are drawn for water rising from the ground, while a leak from above comes down to the covering and the weather. On the Environment Agency's layer Flood Zone 2 lies within about 250 m of the centre, which makes it a concern for the ground floor and for buildings insurance more than for the roof.
Holy Trinity has Grade I status, and its denomination and use determine the route: a faculty, another denomination's system, or listed building consent. The parish can establish which applies before any roofer is engaged, while the listed houses nearby follow the council's ordinary listed building consent route.
BCS is the building control service that West Berkshire and Wokingham run together, and a registered building control approver is the alternative. Replacing a handful of tiles is inside the Planning Portal's limits and needs neither. Whether your job goes beyond that, and what each route means for date and cost, is settled at the survey, with the answer in writing.
